Seventeen kilometres of coastline, some of Melbourne's best schools, and a market where the right street matters more than the right suburb.
The City of Bayside is one of a small number of Melbourne markets where buyers pay a genuine premium for position — and where that premium is justified. It draws buyers who want the beach, the schools and the village strips, and who are competing against other buyers who want exactly the same thing.
We've represented buyers and vendors across Bayside for over twenty years: independent advice, honest appraisals, and a clear view of what a property is actually worth.

An advocate who works for you, not the sale.

Bayside rewards buyers who can move decisively and who know what they're looking at. The suburbs are tightly held, the good streets are well understood by everyone competing for them, and the difference between a strong buy and an expensive mistake often comes down to details that don't show up in a price guide — the orientation of the block, the flood and heritage overlays, what the last three comparable sales actually went for rather than what they were quoted at.
That's the work. We inspect on your behalf, appraise against real transaction data, and tell you plainly when a property doesn't stack up. We're paid by you and only by you, so there is never a reason to talk you into a purchase.
Toby Primrose has spent thirty years in Melbourne real estate, and over twenty of them in Bayside. He knows the streets, the agents, and the off-market opportunities that serious buyers need access to. Every Bayside brief is handled by him personally.
Melbourne's coastal prestige market
The City of Bayside runs along seventeen kilometres of Port Phillip Bay coastline, roughly sixteen kilometres south of the CBD. It takes in Brighton, Brighton East, Hampton, Hampton East, Sandringham, Black Rock, Beaumaris, and parts of Highett and Cheltenham.
Bayside is defined by the water and by what sits behind it. The Bay Trail and the beaches run the length of the council, from the bathing boxes at Dendy Street Beach through to Half Moon Bay at Black Rock. Inland, the sandbelt golf courses — Royal Melbourne at Black Rock, Victoria at Cheltenham — occupy some of the most valuable land in the south-east.
The village strips give each suburb a distinct character: Church Street in Middle Brighton for high-end retail and the Dendy Plaza cinema, Bay Street in North Brighton for its restaurants and the Palace cinema, Hampton Street for its cafés and boutiques, Bay Road at Sandringham, and the Concourse at Beaumaris.

Property Market in Bayside
Brighton sits at the top of the Bayside market, with median house prices above $3 million and the prime streets — the Golden Mile along the Esplanade, and the pockets closest to Church Street — transacting well beyond that. Sandringham and Beaumaris sit around the $2 million mark, with Hampton and Brighton East offering entry points below their neighbours.
Demand is structural rather than cyclical. It comes from three places that don't change much: proximity to the beach, the school catchments around Brighton Grammar, Firbank
Grammar, Haileybury Brighton and St Leonard's College, and family buyers moving from the inner suburbs for land they can't afford closer in.
Stock is tightly held. Bayside has a high owner-occupier hold rate and comparatively low turnover in the best streets, which means a meaningful share of quality property changes hands quietly, through agent relationships rather than a full public campaign.
How we work with Bayside buyers and vendors
Buyers Advocacy
Full representation in Bayside — search, appraisal, due diligence, negotiation and auction bidding. We inspect on your behalf, tell you what a property is genuinely worth, and represent only you.

Vendor Advocacy
Selling in Bayside? We work with you to choose the selling agent, then oversee your entire campaign — at no direct cost to you.

Off-Market Access
Register your brief and we'll contact you when a relevant off-market property arises in your target suburbs. Most of our off-market introductions go to registered buyers first.

No juniors, no associates. Toby Primrose personally handles every brief — from first call to settlement.
The best inner-east properties are sold through agent relationships, not portals. Our three decades of trust with the agents who control this stock is your competitive advantage.
We work only in Stonnington, Boroondara and Bayside. That focus is what makes the difference.
