Period character, Chapel Street energy, and a sub-market that's quietly moved up. Windsor rewards the buyer who knows what to look for
Windsor occupies a compact pocket of inner Melbourne, roughly 5km south-east of the CBD and split across two councils (most of the suburb sits within the City of Stonnington; the western edge is in the City of Port Phillip). It's a suburb that has, over the last decade, evolved from a more bohemian inner-Melbourne address to a serious option for buyers wanting period homes, walkability, and inner-city energy without the full Prahran or South Yarra premium.
Primrose has covered Windsor as part of our Stonnington focus for 20+ years. We know the streets that perform, the precincts to avoid, and the agents who handle the best period stock.

A small suburb with significant variation and an experienced eye matters

Windsor's value can swing significantly between streets. A period terrace on the quieter residential streets near Prahran's border behaves very differently to an apartment on the Chapel Street corridor or a property near the High Street boundary. Knowing where genuine value sits — and where short-term fashion drives price — is what separates a strong purchase from a disappointing one.
We've been buying in Stonnington for 20+ years. We know the streets where owner-occupier demand is consistent, where investor supply creates headwinds, and what the right price looks like for the specific property you're considering.
About Windsor
Windsor sits across two councils — most of the suburb is in the City of Stonnington; the western edge is in the City of Port Phillip — bordered by Prahran to the north, Armadale to the east, and St Kilda / St Kilda East to the south. Major roads define its edges: Dandenong Road to the south, Punt Road to the west, Williams Road to the east. It's one of Melbourne's smallest official suburbs — but the density of period housing, hospitality, and walking access to Chapel Street, High Street, and Prahran Market gives it outsized appeal.
The residential character is dominated by Victorian terrace homes on tight blocks (single and double-fronted), with Federation and Edwardian houses on slightly larger allotments closer to the Prahran and Armadale borders. Inter-war walk-up apartments line many of the streets near Dandenong and Malvern Roads. The suburb also contains some architecturally significant contemporary work — the K2 sustainable housing on Raleigh Street, and the award-winning Windsor Fire Station by Edmund & Corrigan. Heritage overlays cover meaningful portions of the period streetscapes through both councils.
Key prestige streets
Duke Street, Henry Street, Albert Street, Earl Street, Hornby Street — quiet residential streets close to Chapel Street and the Prahran border. The pocket east of Williams Road also trades at a premium.
Schools
Most Windsor addresses are zoned to Prahran High School (Years 7–12). Nearby options include Prahran Primary, St Kilda Primary, Christian Brothers' College (CBC) St Kilda, and St Michael's Grammar in St Kilda. Independent schools in adjacent Armadale, Malvern and South Yarra (Lauriston, Korowa, Melbourne Grammar) are within easy reach.
Transport
Windsor Station on the Sandringham line — approximately 10–12 minutes to Flinders Street. Trams along Chapel Street, Dandenong Road, and High Street. Easy access to Punt Road and the South Eastern Freeway.

Property Market in Windsor
Windsor's median house price sits at approximately $1.55M to $1.65M (12 months to early 2025, per REA and Domain), with the apartment median around $550k to $600k. Houses have seen modest growth over recent years, broadly in line with the inner-south average; apartment values have been flatter.
Renovated two to three-bedroom Victorian and Federation period homes typically transact from $1.7M to $2.3M, with larger three to four-bedroom period homes with off-street parking pushing $2.4M to $2.8M. The prestige pockets — substantial renovated double-fronted Victorians and architect-designed contemporary homes on larger blocks — extend into the $2.5M to $3.5M+ range.
The apartment market is large and highly variable. Older one-
bedroom walk-ups sit around $380k to $450k; two-bedroom walk-ups $500k to $650k; newer boutique two-bedroom apartments $700k to $900k+; larger three-bedroom townhouses can reach $1M to $1.4M. Heritage conversions offer character and resale resilience; some of the newer high-rise apartments require careful due diligence on body corporate, owner-occupier ratios, and exposure to investor turnover.
For investors, Windsor offers strong rental demand from young professionals, hospitality workers, and students at the nearby Melbourne Polytechnic Prahran campus (technically in Windsor, south of High Street). For owner-occupiers, the key is finding a property in a residential pocket with consistent owner-occupier presence rather than transient rental stock.\
