A door knock secured an off-market period home — Malvern East
Secured in the Gascoigne Estate three days after we knocked on the door — before the home was ever listed.

The brief
Our client wanted a period home in the Gascoigne Estate, Malvern East. He knew the precinct well. He had already walked the streets and picked out the specific homes he would happily live in.
There was one problem. None of them were for sale.
Waiting for one to be listed could have taken years. Homes in the Gascoigne Estate rarely turn over, and when one does, it often sells to a buyer the agent already knows.

Our approach
Our client had done the hard part. He had told us exactly which homes he wanted. So we went and asked the owners.
We door knocked every property on his list. It is not a glamorous strategy, and most buyers agents will not do it. It works because of how a precinct like this behaves. Owners here have often held the same home for 30 or 40 years. They are not watching the market. Many have thought about selling but never had a reason to start.
A knock at the door gives them that reason. It also removes everything they dislike about the idea — the photography, the open homes, the strangers walking through, the months of not knowing.
One of those doors opened. An elderly owner was ready to talk.
The outcome
We agreed a price three days later. It suited our client, and it suited the owner.
The home never went to market. There was no campaign, no auction, and no second buyer pushing the price up. The owner sold quietly, on their own terms. Our client bought a home he had chosen himself, in the precinct he wanted. The price was set by two people, not by a room full of competitors.
Off-market access usually means an agent calls us before a listing goes live. This was something else. The home was not for sale until we asked.

Is the home you want not for sale?
The best homes in Malvern East are not always listed. Sometimes the owner simply has not been asked. A free conversation with Toby is the place to start.
