Primrose Buyers Advocate is Toby Primrose

Primrose Buyers Advocate is Toby Primrose — working directly with you from first brief to settlement. We search, appraise, negotiate, and secure properties on your behalf.

Most buyers compete with limited information, no agent relationships, and no negotiating leverage. We change that. With 30 years of inner-east experience and a network built on trust, we find properties others miss and secure them on terms that protect you.

What does a buyers advocate actually do?

Top-down view of a spiral staircase with black railing, wooden handrail, and green plants inside.

A buyers advocate — also called a buyers agent — represents the buyer exclusively. Unlike a selling agent (who works for the vendor and is paid to achieve the highest price), we work for you and are paid to secure the right property at the right price.

We search for properties — on and off market. We appraise them against comparable sales. We develop a strategy for every opportunity: private sale, pre-auction, or auction bidding. And we manage the entire process so you don't have to.

The result: you stop competing blind and start buying with the same advantage the other side has always had.

Is a buyers advocate right for you?

We're not for everyone. If you want to run your own search and simply want advice, feel free to call Toby for a chat — we may not be the right fit, but we're happy to point you in the right direction. If you want full representation, that's exactly what we provide.

Full-service representation
from brief to settlement

Property Search

We activate our network across Stonnington and Boroondara to find properties that match your brief — including off-market opportunities that never reach the public portals.

Market Appraisal

Every property we shortlist gets an independent appraisal against comparable sales. You'll know what it's worth before you make a move, not after.

Due Diligence

We assess the property's condition, title, planning overlays, comparable sales, and any risk factors before you commit.

Negotiation & Auction Bidding

Whether it's a private sale or auction, we negotiate with the leverage of 30 years of agent relationships. At auction, we bid strategically — not emotionally.

Off-Market Opportunities

Most premium Melbourne properties are sold before they're advertised. Our network means you hear about these first.

Post-Purchase Support

Settlement, trade referrals, property management introductions — we stay involved after the contract is signed.

How a buyers advocacy
engagement works.

01
Brief & engagement

A no-obligation call to understand your brief — suburbs, property type, budget, timeline. If we're a fit, we formalise the brief and activate our search.

02
Search & shortlist

We monitor the market daily — listings, pre-market alerts, and off-market opportunities. We inspect on your behalf, call agents, door-knock suitable properties, and send you a shortlist with our assessment of each property.

03
Due diligence

For properties you're interested in, we run a full appraisal — comparable sales, building and pest coordination, planning and title review. You see what's worth pursuing and why.

04
Negotiate or bid

A tailored strategy for every property. In a private sale, we negotiate with leverage. At auction, we bid with discipline and a defined ceiling.

05
Secure & settle

Once secured, we coordinate with your solicitor, manage any conditions, and stay across the process through to settlement.

Around 60% of our clients secure a property within 12 weeks of engagement. For very particular briefs the search can run longer — sometimes over a year. We don't give up, and even the most specific briefs are eventually satisfied.

Transparent fees, aligned with your outcome.

Most buyers advocates charge a percentage of the purchase price. We use a sliding scale — proportionally lower for higher-value properties if you choose a percentage structure. We also offer a pre-negotiated fixed fee if you prefer the certainty. The fee is always agreed upfront, in writing, before any real work begins. You'll know exactly what you're paying and why. We'll walk you through the specifics in your consultation.

Why choose Primrose for buyers advocacy?

You work directly with Toby

Not a junior advocate. Not an associate. Toby Primrose personally handles every brief. That's non-negotiable.

30 years of agent relationships

The best deals happen before properties are listed. That access only comes from decades of relationship-building with the agents who operate in these suburbs.

Specialist focus, not generalist spread

We operate only in Stonnington, Boroondara and Bayside. That focus is what makes us better — not a limitation.

“Toby has extensive real estate experience and knowledge”

“Toby has extensive real estate experience and knowledge. He is a professional, pro-active and has the ability to match and consider a vendor's criteria with a property's potential. He is also able to provide a selection of property comparisons, if required. Last but not least, Toby is very easy to work with and I find him very helpful.”

Common questions about buyers advocacy

What's the difference between a buyers advocate and a real estate agent?

A real estate agent represents the seller. They're paid to achieve the highest possible price for the vendor. A buyers advocate represents you — the buyer. We're paid to find the right property and secure it on the best possible terms for you. The interests are fundamentally different.

Which suburbs do you cover?

Our core areas are Stonnington and Boroondara in Melbourne's inner east, and Bayside on the coast. That includes Toorak, Armadale, Malvern, Malvern East, South Yarra, Prahran, Hawthorn, Kew and Glen Iris, and we also work in East Melbourne and Caulfield. If you're buying outside these areas, we're not the right fit.

How much does buyers advocacy cost?

Our fee is either a sliding-scale percentage of the purchase price (lower at higher price points) or a pre-negotiated fixed fee — whichever structure suits you better. We also charge an upfront engagement fee. All fees are disclosed and agreed before we start.

How long does the search typically take?

Most clients come to us after months of searching on their own without finding the right property. Around 60% of our clients secure a property within 12 weeks of engaging us. For very particular briefs it can run longer — sometimes over a year — but even the most particular clients are satisfied in the end. If you point out homes that interest you, Toby will door-knock the owners directly.

Can I use a buyers advocate at auction?

Yes — and it's often where we add the most value. Auctions are high-pressure environments. We bid to a defined ceiling, with a plan agreed before the day, so you don't overpay in the heat of the moment.

Do you handle off-market properties?

Yes. Off-market access is one of the strongest reasons to engage a buyers advocate in Melbourne's inner east. Many of the best properties in Toorak, Armadale, and Kew never reach the portals. Our agent relationships mean we hear about them first.

Couldn't I find off-market deals myself by talking to agents directly?

You can knock on those doors. The question is whether the agents call you back. The off-market market in Stonnington and Boroondara runs on trust built over years — agents share their best stock with people who've reliably brought them qualified buyers in the past. That's the network we've spent 30 years building.

Often these "off-market" properties aren't even formally signed up by the agent yet. Agents use advocates to win listings — they'll take an advocate through a property before it's listed, but they won't do that for a private buyer. The advocate relationship is the access.
