One of Melbourne's smallest and most tightly held prestige suburbs. Family homes, leading schools, and rare turnover

Kooyong is a compact pocket between Toorak, Hawthorn, and Glen Iris, roughly 7 to 8 kilometres south-east of the CBD — a suburb so tightly held that listings are an event. The streets here are dominated by substantial family homes on generous blocks, anchored by the Kooyong Lawn Tennis Club, the Yarra parklands, and proximity to some of Melbourne's leading private schools.

Primrose has worked across Stonnington and Boroondara for 20+ years. Kooyong sits inside the City of Stonnington but immediately adjacent to Boroondara — we know the streets, the agents, and the off-market mechanics that matter on both sides of the line.

A market where listings are rare and access matters

Kooyong's housing stock turns over slowly. Many of the substantial family homes here have been held by the same family for one or two generations. When they do sell, they often sell quietly — to a known buyer, introduced by a known agent.

We've spent 20+ years building the relationships that put us in those conversations. For buyers serious about Kooyong, being on our brief list — and ours on the right agents' lists — is often what determines whether the right property is ever offered to you at all.

About Kooyong

Kooyong is in the City of Stonnington, bordered by Hawthorn to the north, Toorak to the west, Malvern and Malvern East to the south (across the Monash Freeway and Gardiners Creek), and Glen Iris to the east. The Yarra River and its parklands form the suburb's western edge. It's one of Melbourne's smallest official suburbs by area — and one of its most tightly held.

The residential fabric is dominated by inter-war housing — substantial Tudor Revival and English Domestic Revival homes, Art Deco and Moderne influences, and California Bungalows — with some Federation and Edwardian remnants closer to the Hawthorn border. Larger architect-designed contemporary rebuilds (basements, pools, lift access) have steadily appeared in the better streets over the last two decades. Heritage overlays cover much of the inter-war streetscape; sites near Kooyong Road and the tennis club precinct carry overlay protections that materially affect renovation and redevelopment.

Key precincts

Streets within 400 to 600 metres of Kooyong Station and the Kooyong Lawn Tennis Club, the elevated sections of Kooyong Road, the Glenferrie Road side streets and crescents near the tennis club, and the Yarra-side pockets with parkland and Gardiners Creek access.

Schools

Among the closest residential suburbs to Melbourne's leading private schools. St Kevin's College (Tooronga Road), Scotch College (Hawthorn), Loreto Mandeville Hall, Lauriston Girls' School, Korowa Anglican Girls' School, Sacré Cœur, Carey Baptist Grammar, MLC, Xavier College, and Camberwell Grammar are all within a 5–15 minute reach. Government school zones vary by address — typically Auburn South, Malvern, or Glen Iris primaries, and Auburn High, Camberwell High, or Prahran High for secondary — and should be confirmed via Findmyschool.

Transport

Kooyong Station on the Glen Waverley line — approximately 12 to 15 minutes to Flinders Street. Tram Route 16 runs along Glenferrie Road through the suburb. Immediate Monash Freeway access via Toorak Road and Glenferrie/Burke Road interchanges. The Gardiners Creek and Yarra Trails offer cycling routes to the CBD.

Property Market in Kooyong

Kooyong's median house price sits in the $3.3M to $3.6M range (12 months to early 2025, per Domain and REA), though transaction volumes are low enough that medians swing materially on a handful of sales — one or two high-end transactions can move the suburb's reported median by 10 to 20% in a year. The apartment median is around $850k to $1M, drawn from boutique blocks along the Glenferrie Road and Toorak Road edges.

Renovated three to four-bedroom period homes on 500 to 700sqm typically transact from $3.6M to $5M. Larger family homes and near-new contemporary builds on 600 to 900sqm

commonly sit in the $4.5M to $7M range. The prestige end — significant homes in tightly held streets, larger blocks, architectural pedigree — pushes $6.5M to $10M+, with holdings of 1,000sqm+ near the tennis club and Yarra parkland commonly trading off-market in the high $7M+ band.

Buyers in this market are typically established families upgrading from Toorak, Armadale, or Hawthorn, professionals wanting school proximity, downsizers trading sideways within the suburb, and expat returnees drawn to Kooyong's prestige without Toorak's profile. The off-market channel is significant — often, the only practical channel.

A few things people ask before getting in touch

How often do homes come up for sale in Kooyong?

Rarely. Kooyong has one of the lowest turnover rates in inner Melbourne. Some streets see only one or two transactions per year. For serious buyers, that means patience — and access to the off-market channel — matters more here than in larger suburbs.

What's the price range for family homes in Kooyong?

Renovated three to four-bedroom period homes on 500 to 700sqm typically transact from $3.6M to $5M. Larger family homes and near-new contemporary builds on 600 to 900sqm commonly sit in the $4.5M to $7M range. Significant homes in the tightly held streets — larger blocks, architectural pedigree, proximity to the tennis club or Yarra parkland — push $6.5M to $10M+, often via the off-market channel.

How close is Kooyong to Scotch College?

Kooyong is one of the closest suburbs to Scotch College — a major factor in its appeal to Scotch families. Loreto Mandeville Hall, MLC, and Lauriston are also within easy reach.

Are there off-market homes in Kooyong?

Yes — and in Kooyong, off-market is often the dominant channel. The substantial family homes on the prestige streets are typically sold quietly between trusted agents and known buyers. Register at /off-market.
